Property tax · Assessment appeals · Comparable sales

Property assessment too high? Comparable sales usually win the appeal.

Most counties over-assess. We pull the comparable sales, draft the assessor's-board petition, and walk you through the hearing prep. 30–60-day filing window — miss it and you wait a year.

Average appeal lowers assessment 10–25% · $500–$5,000+/yr ongoing tax savings

If any of this is happening to you

We have the playbook for your exact situation.

Assessment jumped substantially with no corresponding renovation or market change

Neighbors with similar homes assessed for less

Assessor used inflated square-footage, bedroom count, or other input errors

Property has condition issues (deferred maintenance) the assessor didn't account for

State + County Assessment Appeals

Authority

Varies by jurisdiction · Cook County PTAB · LA County Assessment Appeals Board

Each county has its own appeals board with strict filing windows (typically 30–60 days from the assessment notice). Comparable-sales analysis + condition adjustments are the most successful appeal grounds. Some states require pre-appeal informal review.

The process

Three steps. The agent does the rest.

01

Send us the bill.

Upload the document — bill, denial letter, deposit itemization, collection notice. We read it, identify which protections in State apply to your specific facts, and tell you what we’d recover. Free triage.

02

Approve the plan.

We show you the theory of the case — which laws apply, which letters we’d send, what the recovery range looks like. Nothing goes out until you say go.

03

We do the rest.

Certified mail, deadline tracking, response parsing, escalation when ignored. You only hear from us when there’s a decision to make. Most cases resolve in under 30 days.

Questions, answered

Common questions.

  • No. Retaliatory reassessment is prohibited. Most states explicitly bar an assessor from raising your assessment during the appeal year or using the appeal as a basis for future increases.
